His firm uses rental cash flow to buy Bitcoin, offering investors both steady property returns and exposure to the cryptocurrency's potential upside. This approach has drawn sharp criticism from longtime Bitcoin skeptic Peter Schiff.
Cardone stated he is "buying Bitcoin like crazy" and shared his view that the asset remains undervalued. He estimated fair value for Bitcoin currently between $150,000 and $190,000. His company recently added hundreds of Bitcoin to its holdings, bringing totals toward ambitious targets of thousands of coins in coming years.
Cardone described the hybrid structure as solving real estate problems around capital expenditures and liquidity during downturns. One example involved apartment units paired with Bitcoin exposure, delivering cash flow, tax benefits, and cryptocurrency upside. He believes institutions will eventually adopt similar models.
Peter Schiff dismissed the idea outright, stating that combining real estate with Bitcoin "solves nothing." He pointed out that rental income from productive properties already handles repairs, maintenance, and operations, making additional Bitcoin reserves unnecessary and introducing unwanted volatility.
Schiff argued that property companies have managed successfully for decades without cryptocurrency on their balance sheets. While acknowledging Bitcoin is unlikely to drop to zero due to widespread ownership, he maintains it lacks the practical utility of real estate or even gold, which he views more favorably.
The exchange highlights ongoing debates about Bitcoin's role in traditional portfolios. Cardone's $87.5 million 10X Space Coast Bitcoin Fund and similar vehicles aim to bridge the gap for conservative investors. Schiff has invited Cardone to a public debate to examine the model's claims directly.
